About us
Cotazero PM is a technical project management consultancy based in Marbella. We support developers, investors and owners throughout the whole construction cycle, with one goal: projects delivered on time, on budget and to the agreed quality.
Our team brings over fifteen years of experience with consultancies and contractors, directing high-end residential, hospitality and commercial projects on the Costa del Sol.

The owner deals with one person who knows the design, the site and the costs.

Monthly tracking of valuations, deviations and programme, with clear reports to decide in time.

Project Management
We manage on the owner’s behalf from concept through to handover: feasibility studies, planning, budget and programme, and coordination of designers, contractors and consultants.

Site direction
D.E.O.
Quantity and quality control on site: setting-out, testing of materials and works, measurements, valuations and as-built documentation under Spanish building law (LOE).

Health & safety coordination
C.S.S.
Approval of the contractor’s safety plan, control of companies and workers on site, regular inspections and the incident log throughout construction.

Cost management & procurement
Cost estimates from early design, budgets and bills of quantities, tender comparisons, valuation control and final account.

MEP coordination & handover
Coordination of HVAC, plumbing, electrical and smart-home systems on site; acceptance, commissioning, snagging and support during the first year of use.

Specialised services
Renovations and refurbishments, advice on land acquisition, market analysis, technical reports and consultancy.
How we work
The owner delegates the coordination of all project parties to Cotazero. We can also take on site direction and health & safety coordination ourselves.
